Demolition Method Statements: Ensuring Safe Work Practices

Demolition work is a crucial part of the construction industry that requires careful planning and execution to ensure the safety of workers and the surrounding environment. One key aspect of safe demolition work is the implementation of method statements, also known as safe work method statements (SWMS). These documents outline the step-by-step procedures and safety measures to be followed during the demolition process.

A method statement for demolition should address various aspects, including risk assessment, asbestos removal, accident prevention, and compliance with local regulations. By following these best practices, construction companies can minimize risks and create a safe working environment for their employees.

           1. Risk Assessment

Before commencing any demolition work, a thorough risk assessment should be conducted. This involves identifying potential hazards such as structural instability, presence of hazardous materials, electrical and gas connections, and nearby utilities. By understanding the risks involved, appropriate control measures can be implemented to mitigate these hazards.

As cities evolve and grow, the preservation of architectural heritage becomes a critical challenge.

           Preservation of Cultural Value

Architectural heritage plays a vital role in defining a city's identity and cultural heritage. These structures hold stories of the past, reflecting the artistic, aesthetic, and historical aspects of a society. Preserving such structures allows future generations to connect with their roots and understand the evolution of their cities. However, it is essential to strike a balance between preservation and practicality, as some buildings may require extensive repairs or pose safety risks.

           Challenges in Preservation

One of the primary challenges in preserving architectural heritage is the conflict between restoration and demolition. While restoration aims to maintain the original integrity of a structure, demolition is often seen as a quicker and more cost-effective solution. However, demolishing historic buildings erases an invaluable part of a city's history and cultural fabric. Striking a balance between these two approaches is crucial to ensure the preservation of architectural heritage.

           Balancing Sustainable Development

Sustainable development is another critical factor to consider when preserving architectural heritage.

           Community Engagement and Participatory Approach

In preserving architectural heritage, it is vital to involve the local community and stakeholders. Engaging with residents, experts, and organizations can provide valuable insights and ensure that preservation efforts align with community values. A participatory approach allows for a holistic view of the challenges and helps identify practical solutions that strike a balance between demolition and restoration.

           Government Policies and Incentives

Government policies play a crucial role in promoting the preservation of architectural heritage. Implementing legislation that protects historic buildings and offers incentives for their restoration encourages property owners and developers to consider restoration options. Tax benefits, grants, and streamlined approval processes can incentivize individuals and organizations to invest in preserving architectural heritage.

Preserving architectural heritage is a complex task that requires a delicate balance between demolition and restoration. While demolition may seem like a convenient solution, it erases the cultural fabric and historical significance of a city. On the other hand, restoration ensures the continuity of architectural traditions and the preservation of cultural value. By considering sustainability, community engagement, and government policies, we can strike the right balance and create cities that embrace their past while embracing the future.

Growth and Changes in the Industry

           Opportunities in the Industry

Demolishing buildings is a complex task that requires careful planning and execution to ensure the safety of workers, nearby residents, and the surrounding environment. The process involves dismantling structures, removing debris, and managing hazardous materials.

           Risk Assessment and Planning

Before any demolition project begins, a thorough risk assessment must be conducted. This involves identifying potential hazards, such as unstable structures, hazardous materials, and nearby utilities. It is crucial to develop a detailed demolition plan that outlines the sequence of operations, safety procedures, and emergency protocols. Engaging qualified professionals, such as structural engineers and environmental consultants, can help in assessing and addressing potential risks.

           Structural Stability

One of the primary safety concerns during building demolition is ensuring structural stability. Dilapidated or compromised structures can pose significant risks to workers and surrounding areas. Prior to demolition, a comprehensive structural analysis should be performed to determine the safest methods of dismantling the building. Techniques such as selective demolition, using high-reach excavators, and section-by-section dismantling can minimize the risk of collapse.

           Hazardous Materials Management

Many older buildings contain hazardous materials like asbestos, lead, and PCBs. Proper identification and management of these substances are critical for worker safety and environmental protection. Asbestos, for instance, can cause severe health issues when released into the air during demolition. Implementing appropriate procedures for asbestos removal and disposal, in compliance with local regulations, is essential to prevent exposure.

           Dust and Air Quality Control

Demolition activities generate large amounts of dust, which can adversely affect air quality and pose health risks to workers and nearby communities. Effective dust control measures should be implemented, such as covering exposed surfaces, using water sprays, and employing dust suppression systems. Additionally, air monitoring should be conducted regularly to ensure that dust levels remain within acceptable limits.

           Noise and Vibration Management

Demolition processes can produce loud noise and vibrations that may impact the surrounding areas. These disturbances can cause discomfort, stress, and potential damage to nearby structures. To mitigate these issues, it is essential to establish noise and vibration control measures. This may involve using noise barriers, limiting work hours, employing vibration-damping techniques, and notifying residents in advance about the demolition activities.

           Waste Management and Recycling

Building demolition generates a significant amount of waste material, including concrete, wood, metals, and plastics. Proper waste management practices should be implemented to minimize environmental impact. Recycling and reusing materials can help reduce landfill waste, conserve resources, and lower overall project costs. Establishing partnerships with recycling facilities and implementing waste segregation practices are crucial aspects of responsible demolition.

Demolishing buildings safely requires meticulous planning, rigorous risk assessment, and the implementation of appropriate safety measures. Structural stability, hazardous materials management, dust and air quality control, noise and vibration management, and waste management are key considerations that must be addressed. By adhering to strict safety protocols and engaging qualified professionals, we can ensure the well-being of workers, protect the environment, and maintain the safety of surrounding communities during building demolition projects.

           The Science Behind Demolition

Demolition is not simply about wrecking a building with a wrecking ball or explosives. It involves a systematic approach that takes into account the structural integrity of the building, potential hazards, and the desired outcome. Before any demolition project begins, a thorough assessment of the structure is conducted by our team of experts to determine the best methods and techniques to be used. This assessment includes evaluating the type of building materials, load-bearing elements, potential weaknesses, and any hazardous materials present.

           Precision Techniques for Controlled Demolition

One of the key aspects of the art of demolition is the use of precision techniques to ensure controlled and targeted destruction. These techniques are employed to minimize noise, dust, and vibrations while maximizing safety and efficiency.

             Selective demolition:

Involves carefully dismantling specific parts of a structure piece by piece, rather than demolishing the entire building at once. This method is commonly used when only certain sections of a building need to be removed or when preserving certain elements of historical or architectural significance.

             Implosion:

A technique used to bring down tall buildings in densely populated areas where there is limited space for traditional demolition methods. Controlled explosions are strategically placed to weaken the support structures, causing the building to collapse inward on itself.

            High-Reach Excavators:

Also known as long-reach excavators, are specialized machines equipped with extended arms or booms. These machines allow demolition crews to reach high areas of a structure without compromising safety. High-reach excavators are often used in demolitions that require precise dismantling of tall buildings.

            Diamond Wire Cutting :

A technique used to cut through concrete, metal, and other materials with extreme precision. This method involves a high-tensile wire embedded with industrial diamonds that rapidly spin around a pulley system. Diamond wire cutting is ideal for demolishing reinforced concrete structures without causing excessive noise or vibrations.

In the construction industry, the terms "demolition" and "deconstruction" are often used interchangeably, leading to confusion about their true meanings and implications. Understanding the key differences between demolition and deconstruction is crucial for making informed decisions regarding construction projects. This comprehensive article aims to shed light on the various aspects of these two methods, including techniques, objectives, benefits, limitations, and environmental impacts.

Techniques and Objectives

Demolition is a process that involves the complete destruction of structures using machinery, explosives, or other means. The primary objective of demolition is to clear a site quickly and efficiently, usually to make way for new construction projects. Heavy machinery such as excavators, bulldozers, and wrecking balls are commonly used in demolition processes. Controlled explosions may also be employed for large-scale demolitions.

Deconstruction, on the other hand, is a meticulous approach that focuses on carefully dismantling a structure to salvage reusable materials and minimize waste. Skilled workers selectively remove building components, such as doors, windows, fixtures, and flooring, with minimal damage to the salvaged materials. Deconstruction is time-consuming and requires expertise but offers the advantage of maximizing resource recovery and reducing environmental impact.

Benefits and Limitations

Demolition is often perceived as the quicker and more cost-effective option due to its straightforward nature. However, it generates large amounts of waste, which can have significant environmental consequences. Furthermore, the use of heavy machinery and explosives in demolition processes contributes to noise pollution, air pollution, and potential harm to surrounding ecosystems.

Deconstruction, though more labor-intensive and time-consuming, provides several benefits. Through careful dismantling, deconstruction allows for the salvage of valuable materials that can be reused, recycled, or repurposed. This not only reduces waste and landfill usage but also minimizes the consumption of new resources. Deconstruction can also contribute to local economies through the sale of salvaged materials and create opportunities for job training and education in sustainable construction practices.

Environmental Impact

The environmental impact is a crucial aspect to consider when comparing demolition and deconstruction. Demolition, with its focus on rapid clearance, often results in significant waste disposal. Materials that could have been recovered and repurposed are lost, leading to increased resource consumption and greenhouse gas emissions. Moreover, the use of heavy machinery and explosives contributes to pollution and environmental degradation.

On the other hand, deconstruction significantly reduces waste generation by salvaging materials for reuse or recycling. Reusable materials such as wood, bricks, metal, glass, and fixtures can be diverted from landfills, leading to a decrease in landfill usage and the associated environmental impact. By promoting resource recovery and reducing the demand for new materials, deconstruction aligns with sustainable construction practices and helps mitigate environmental concerns.

Understanding the distinctions between demolition and deconstruction is crucial in making informed decisions in the construction industry. While demolition focuses on quick clearance, deconstruction emphasizes sustainable practices by maximizing resource recovery and minimizing waste. By choosing the appropriate method for a given project, construction professionals can balance environmental concerns, resource efficiency, and project objective. Grant Mackay Demolition Company is a trailblazer in their field - a family business that has been dominating the demolition industry for over 80 years. Their recipe for success? A happy work environment where employees are dedicated to achieving greatness in their career paths.

Matt Record found his career path at Grant Mackay Demolition when he relocated to Utah from Page, Arizona. In 1993 at the age of 23, Matt -a Main-born native- answered a newspaper ad for a truck driver in 1993 and quickly became one of Grant Mackay’s valued employees. At the time, Matt was one of only six employees at the time, under the leadership of Grant Mackay himself. Matt quickly gained a love and deep passion for the demolition business. Demolition instantly got in his blood, and he is now the most tenured heavy equipment operator and employee here at Grant Mackay Demolition.

When it comes to demolition, Matt has seen it all. But there's one project that stands out as the most challenging and rewarding of them all - City block 76 in Downtown Salt Lake City, where the City Creek Mall now stands. This demolition project proved to be a true test of Matt’s skills and experience. “This is also where I met my demolition heroes, Jack Loizeaux, Founder of CDI Demolition,” Matt stated. “They helped us with the implosion of the large structures.” It was not only the most challenging project, but it also was the most rewarding for Matt, leaving him with a sense of accomplishment that he’ll never forget.

Matt’s greatest lessons he has learned have been a significant benefit to his skills, passion, and career. “Never think you are the best, or you will stop learning.” He has also lived with the great lesson of, “Before you can go fast, you must and better be good.”

Arthur Joshua “Josh” Mackay, President of Grant Mackay Demolition, started working in the family business at 13 years old. The third-generation demolition man’s work was less dangerous than swinging the ball and chain at buildings but no less demanding.

Today, Josh is the President of the West Bountiful-based company whose roots began over 75 years ago with his grandfather, Arthur Josh Mackay, and his company AJ Mackay and Sons. Josh, nephews Nephi Mackay (son of Grant Mackay) and Dylan Edwards, and business partner Harry Seffker, CFO, are owners of Grant Mackay Demolition Company, a premier demolition company serving Utah and beyond.

While roles, titles, and even the company name have changed in the past 75 years, many things remain the same, namely the company’s penchant for iconic projects. The beginning of its legacy was refurbishing and demolishing parts of downtown Salt Lake’s City and County Building in 1985. They worked, as Josh described it, to “gut” the building to the stone, preparing the historic structure for seismic upgrades.

Family has always been a critical component of this business and company, with Josh speaking to how his father and grandfather instilled in him the value of hard work since those first days installing tires. Nephi Mackay, Vice President, spoke of a similar experience growing up in the family business. Grant Mackay, Nephi’s father and Josh’s brother, had a very similar outlook on life to grandpa: work was everything.

Grant Mackay Demolition work has been instrumental in tearing down structures to make way for bigger and better ones. Salvaging and preserving is an instrumental part of their profession, the team said, but salvaging isn’t just rescuing artisanal items. More effort has gone to organizing and maximizing the piles of rebar, trees, concrete, and more to help job sites operate at peak efficiency and keep valuable materials circulating. The work of demolition is a lot more than “boom goes the dynamite” and watching a building collapse, even if that’s been a staple for the company’s 40-year history.

The Right Contractor for A Demolition Project

One of the key concerns in any project is the quality of work and the safety

Choosing the right contractor for a Demolition project

Sometimes, buildings need to be completely demolished whether it's for hazardous reasons or to start the construction process of a new building. Whatever the circumstances may be, you have to do your research to choose the right contractor for your project. If you are wondering what you can do to make sure you are choosing the right one, here are a few tips.

           Plan Your Project

The truth is that you’ll have a much easier time comparing contractors when you already know what you want to do. Depending on your own experience with demolition, you might find the contractors making substantial suggestions after you start conversing with them, but that’s important too.

The most crucial factor, is that you need to know what is being demolished and the reason behind it. Once the reasoning has been settled the next topic to conclude is the kind of timeline you’re aiming to meet. When that is all figured out then you can talk to the contractors to flesh out the rest of the details.

Knowing the foundation of the project is also going to allow you to ask a very important question: “Does the contractor have the right equipment for the job?” Even if a prospective contractor is great and all, but do not have the proper equipment and machinery; you may end up with a longer timeline, or an unsafe situation.

           Vet Your Prospects

The most important part of choosing a contractor for demolition is verifying their credentials. Extensive research on their insurance is a must, you need to make sure it is current and active. If they provide certifications make sure to also look into its authenticity.

Demolition can be extremely dangerous, so the contractor that is hired on for this job needs to strive for safety as their priority. Having experience in the field of demolition is vital if you want to ensure a successful and safe demolition. One thing to consider is the contractor’s years of experience, particularly with the type of project you are looking to do. Look out for contractors who have a portfolio with similar projects and even ask for references to verify their experience and their quality of work.

           Have Conversations

Once prospects can show their credentials, the only way for you to truly differentiate them is to have conversations with demolition experts. Talk about what you want to do and pay attention to their responses. Are they confident that they can match your plan? Do they offer tips or advice in the middle of the conversation? How many resources are they committing to the project? Why or why aren’t they confident with your proposal? In the same category, you want to make sure that the contractor you are considering has good communication from the beginning. Good communication is key to a successful project, therefore looking for a contractor that has good communication even from the prospecting search is very important. A good contractor should be easy to reach and be able to answer your questions and concerns in a timely manner.

           Talk about Costs

Price is always a consideration we all look for. However, don’t simply go for the cheapest price. An overly expensive contractor doesn’t guarantee a perfect project. Make sure that the contractors you are looking at are offering a fair and reasonable price, get second opinions if you are not sure if the offer is reasonable. A good contractor should also be able to provide a clear and detailed breakdown of the costs.

Ask about their Quality and Safety Processes

Of course one of the key concerns in any project is the quality of work and the safety ratings of the contractor. When choosing a demolition contractor, ask about their approach to quality control and safety. Ensure that they have a process and plan in place that meets or exceeds industry standards and regulations.

Know who will take care of the clean-up

One of the last (and most important) steps when doing a demolition project is the clean-up after the project is completed. You want to know whether you will also need to look for an industrial clean-up contractor before you start a demolition project. The last thing you want is surprises when you thought a project was completed. You should check if the contractor will take care of the site cleanup and restoration, or if it will be your responsibility. Hand-in-hand with this is considering the environmental impact. Demolition projects can have a significant impact on the environment, so it's important to consider the contractor's approach to environmental protection, recycling, and waste management.

           Read the contract carefully

Demolition projects are no small feat, so when choosing a contractor you need to thoroughly and carefully understand the contract you are being proposed. Assumptions can be costly, so make sure that the contractor provides a detailed contract that includes the scope of work, cost breakdown, payment schedule, and any warranties or guarantees on the work.

           Are they Insured?

Nowadays many companies can say they are demolition contractors, but not all carry the proper insurance. A demolition job has many areas of liability. Verifying that the contractor has the necessary insurance coverage, such as general liability and workers’ compensation, to protect you in case of any accidents or injuries that may occur during the project is something that should not be overlooked. It’s often not thought about, but adequate insurance should definitely be considered in your search for the right contractor.

In Most Cases You Justify The Cost of Demolition From The Value Gained Through Construction

If you have ever seen a major construction project unfold, then you know that a lot of destruction happens before a new construction can begin.

For new developments, that often means clearing the ground and digging and filling foundations.

But when the new construction is replacing an existing building, demolition becomes a major step toward the construction process.

In these cases, how does demolition and construction fit together? What is the process you may ask. Here are a few important ones to follow.

           Inspections

Everything starts with inspections. This is where you determine if the building needs to be demolished or not. It’s also how you gauge viable demolition options.

Inspections can find things like asbestos, lead paint, structural problems, and anything else that might lead to demolition.

           Planning

Once the inspections determine that demolition is necessary, it’s time for planning. This involves multiple experts exploring demolition and construction options. You’ll get estimates for different parts of the project, might have to consider time scales, viable project goals, and more.

Planning is everything, and before this stage is fine, you should know exactly how demolition will work, what it should cost, and hire to move forward with construction after.

           Demolition

This is where the current building is destroyed. There are many different demolition methods. From explosives to wrecking balls, the demolition method should be completely mapped out before any of this happens.

Demolition also includes water management, debris and wreckage should be cleared in this step.

           Construction

In the final step, you carry out new construction. Obviously, this is a massive step. Depending on the scale of the project, it can take anywhere from months to years.

A building can stay condemned for a long time, in most cases you justify the cost of demolition from the value gained through the new construction. That’s how the two fit together, and it’s the key to property investment and development when renovations are off the table.
Demolition In The Construction Process

A Building Can Become Unsafe for A lot of Reasons

If you have ever been part of a construction project, you know that demolition always happens before construction can begin. Even on undeveloped land, the ground has to be leveled before the project can begin.

When the project is slated for already developed land, then professional demolition is important. Professionals can take down and clear an existing building while maintaining safety and sustainability standards. The truth is that demolition is an essential part of the construction process, and there are three primary reasons why that is the case.

           Relieving Unsafe Construction

A building can become unsafe for a lot of reasons. With neglect, even load-bearing supports can weaken and decay, leaving the entire structure unsafe. In other cases, natural disasters can cause rapid and catastrophic damage.

Regardless of how the building came to be unsafe, once the frame and/or foundation is no longer reliable, demolition is often the safest way to remedy the situation. Professional demolition can raze the entire building, removing all unsafe components and paving the way for new construction.

Even when the foundation and structural integrity of a building are fine, there are other sources of danger that can lurk in the materials. Asbestos and black mold are very common examples, but there are many hazardous materials that can reside in a building and make it unsafe.

Sometimes, these hazards can be treated. Other times, demolition is the safest option. When that is the case, trained and properly equipped professionals can remove all of the hazardous materials with minimal risk to anyone involved.

When done, the site is safe for renovation or even new construction.

Demolition isn’t always about removing hazards. Any time you want to dramatically renovate a space, demolition will be part of the process. Whether you’re knocking down a few walls or tearing down an entire building to start something new from scratch, construction starts with demolition.

You can compare costs to see when it is better to have a demolition team remove an entire building from a location. That gives you more information and allows you to make the most efficient decisions.

The Carlton Hotel, a historic landscape iconic to the city of Salt Lake City that stood for nearly a century, burst into a fiery inferno on February 20th, 2022. Grant Mackay arrived on the scene surrounded by the Salt Lake City Fire Department and spared no time tackling the task. Grant Mackay began demolishing the building, all while the flames ran rampant. While the task at hand involved demolishing the burning building, it also required special attention and precision to maintain the safety of all involved while not producing a premature collapse.

Grant Mackay safely demolished the Carlton while avoiding the spread of fiery debris. In this case, with the building on fire and at times zero visibility, very experienced operators on the equipment avoided any damage to adjacent structures. After nine grueling hours, the fire department and Grant Mackay worked arduously, and the curtains finally closed for the Carlton Hotel. It was a bitter end for one of Salt Lake City's iconic establishments, but Grant Mackay is proud to have aided the valiant SLC Fire Department.

Incredibly strong steel made traditional demolition techniques ineffective. Removing the two air traffic control towers was difficult, not only because of the steel, but sentimental value. The two towers were considered landmarks for workers and travelers for years. With several challenges throughout the project's life, it was a great fun project to be a part of, and we can't wait for the next project.

Valley View Tower was demolished by the Grant Mackay Company for Spindler Construction based in Logan, Utah. The Forty-Five-year-old, Eight (8) Story Building, Valley View Tower was originally built with post-tension steel cables running through the concrete for extra strength. It was determined by Spindler Construction and USU Facilities Architect Joe Beck that the building could not be imploded and needed to be demolished conventionally, due to the potential safety issues of demolishing high tension steel cables embedded in concrete near adjacent buildings.

This project required Extensive Demolition Experience so Spindler Construction utilized the expertise of Grant Mackay Company Demolition to could cut through the Concrete and Steel, floor-by-floor, to pull the building down. Grant Mackay Company Demolition used an Excavator with a 110 Ft. reach with a very powerful Hydraulic Scissor-Processor attachment that cut through the Concrete and Steel so it could be Safely pulled down. Additional Excavators were utilized to demolish the bottom three (3) Floors and the Basement. All of the Steel and other Metals were extracted and then loaded into End Dump Trailers and delivered to a Metals Recycler.

Project Neon, Las Vegas, Nevada, required Bridge Demolition to be done over Three (3) Weekends to mitigate the impact to Las Vegas commuters during the week. Project Neon, a nearly $1 Billion project for Widening a Four (4) Mile stretch of Interstate I-15 from the U.S. 95 interchange to Sahara Avenue had a tight timeline to complete construction. Nicknamed the “Main Event”, it required 42 Electronic Signs along U.S. 95 and Interstate I-15 to divert traffic. Grant Mackay Demolition’s expertise was called upon to expedite the Bridge Demolition and Off Ramp Demolition to support the Project Neon fast track construction. Grant Mackay Demolition has a long history of dependability with a high level of expertise for successfully completing projects on time.

Time Lapse Video of Americana Tower Demolition, Downtown Houston Texas, the 10-Story Tower segment of the Americana Building at 811 Dallas underwent a Selective Demolition process by the Grant Mackay Demolition Company. To mitigate impact to the area, explosives were not used but rather a Grant Mackay Company Selective Demolition Process. This enabled the Streets to remain open and the Ground Level 30,000 square foot section remained untouched for a planed renovation for a New Retail Space. Grant Mackay Demolition is very experienced in Selective Demolition and removed the 10-Story Tower floor by floor with absolutely no intrusion to the Ground Level Structure or the Traffic on the City Streets; leaving them completely untouched. In the above Time Lapse Video you can see the entire process from start to finish. Our Selective Process separated the Steel Rebar which was sent to a Metal Recycling Company. Grant Mackay Company is an International Demolition Company with experience in operating multiple projects in Countries other than the United States.

Americana Tower Demolition, Downtown Houston Texas, the 10-Story Tower segment of the Americana Building at 811 Dallas is undergoing a Selective Demolition process by the Grant Mackay Demolition Company. Explosives are not being used but rather a Grant Mackay Company Selective Demolition Process as the Ground Level 30,000 square foot section will remain to be renovated for New Retail Space. Grant Mackay Demolition is very experienced in Selective Demolition and is removing the 10-Story Tower floor by floor with absolutely no intrusion to the Ground Level Structure leaving it completely untouched. In the above picture of the Americana Tower in the Downtown Houston Skyline, a Grant Mackay Company Demolition Expert is operating a Robotic Hydraulic Hammer to remove all of the Concrete. The Selective Process separates the Steel Rebar which is then sent to a Metal Recycling Company. All of the Debris is removed with precision and is contained within the project area so that the Streets surrounding the building are still open.

Grant Mackay Company provided Selective Demolition so that a General Electric MRI scanner could be removed from the building. Grant Mackay Company opened the front of the pictured building and then successfully performed a complete Interior Demolition. There were Steel Walls that surrounded the MRI Scanner and all of the Steel was completely removed. In addition, there was Steel in the concrete floor and all the concrete had to be removed so that steel below could be extracted. All the demolition was done without disturbing the buildings frame, exterior or adjacent offices. Grant Mackay Company has a long history of all types of demolition requiring specialized knowledge, expertise and highly trained personnel.

When Is Demolition Necessary?

Building takes time, and demolition takes consideration. Demolishing a building isn’t easy, and it requires careful, detailed planning to demolish any structure.

Whether corporate buildings or household projects are considered, demolition services should be engaged by inquiring minds and conservative pursuits. When is it time to demolish a building? The following factors, when considered, will placate any individual’s curiosity when faced with a complex project.

           New Buildings and Hazard Reduction

Preventing fire hazards is city-wide goal, and new buildings often require additional space for construction. When new structures are created, demolition teams are often contacted to remove previously existing structures. If a nearby building is going up, and if an individual is considering relocation, demolition is a healthy alternative to costly closing costs.

Additionally, nearby flame hazards and explosive fuel may require safe demolition of nearby structures—so demolition may be performed as to remove future safety issues. Similarly, if asbestos is located within a structure’s foundation, selective demolition may be required to clear dangerous debris.

           Damaged Structures

While many logistical reasons exist for demolition, a damaged pre-existing structure is often a paramount reason. As businesses expand, they require additional space, and pre-existing structures may require deconstruction for additional room. Similarly, damaged structures may require demolition when encroaching upon a building’s vital facilities, such as:

            Underground plumbing lines

            Electric utility lines

            Public transportation areas

           Building Expansion

As mentioned above, expanding buildings may require additional space. However, before such space is acquired, demolition of previous structures may be required. Partial building demolition, while an option, is advised under extremely controlled circumstances. Similarly, areas should be secured to prevent personal injury, property damage, and utility service damages.

Within partial demolition, services may be selected to alter a building’s foundation and surrounding areas through destruction and removal of chimneys, exterior walls, overhangs and divider areas. Such aspects are easily removed—making additions an easy pursuit.

           Demolition Safety

Regardless of situations, each demolition project often requires preemptive coverage to cover injuries and loss—so as to protect individuals throughout the process. Certified personnel are always on-site, guaranteeing complete safety within each process. When selecting a demolition plan, individuals are prompted to establish future fire, utility, and construction plans.

Overall, demolition serves as a primary tool for building removal, reconstruction, and installation.

Individuals often turn to selective demolitions for site retention, asbestos removal, building relocation, and site remediation. Heavily fortified, established buildings are often considered for this service. Selective demolition is a fantastic choice for those seeking acute, effective services. Selective demolition isn’t suitable for every situation, however, and a few aspects highlight a site for selective demolition services.

Selective demolition is an adequate solution for large building projects requiring small alterations. Often, a demolition provider will offer problem-free solutions through controlled demolition projects. Such workers are insured and fully licensed—operating beneath an overarching company’s flexibility to serve individuals. Selective demolition benefits establishment projects by providing the following:

Sometimes, a building needs a little more breadth. In such cases, selective demolition primes an establishment for additions. Selective demolition contractors may be informed of upcoming additions—preparing a building’s exterior for such construction work. When utilizing selective demolition for building extensions, individual contractors often provide the following for business and homeowners:

In such cases, selective demolition serves a company by removing dangerous, degraded areas. Due to selective demolition’s precision, a structure may be spared while the removal of problem areas occurs. Often, immense consideration is required before active operations begin, and structures are safely prepared for demolition—as to not further disrupt pre-existing damages.

Where plant and business operations occur, safety precautions often require dismantlement of utility services before selective demolition occurs. Similarly, a list of various selective demolition projects is often presented to individuals—so as to tailor each project accordingly, customizing it for effectiveness and safety.

Provo Power Smokestack Demolition near BYU

Provo Power Smokestack Demolition, near BYU (Brigham Young University) in Provo, Utah. It was Time to Make Way for a New Natural Gas Powered Electric Generation Plant. These Two (2) Smoke Stacks for the Old Provo Coal Powered Generation Plant had to be Demolished by Precise Blasting. Since the Tall Stacks were right next to a Cell Tower, a Google Building close by to the North, a Residential Neighborhood to the West and a Recreational Center to the South West, the Demolition Expertise from Grant Mackay Company was requested. Through Careful Engineering, both Smoke Stacks were Blasted from the Bottom with Great Accuracy so that each Smoke Stack Tripped and Fell Successfully into a Pre-Built Containment Area. To Accomplish this, the Blasting had to be Timed such that the Smoke Stacks had to Cross in Mid Air without Hitting Each Other on the way down. Part of the Pre-Engineered Plan involved building a Dirt Bern that Protected the Residential Neighborhood to the West and the Recreational Center to the South West. It Became Another Successful Demolition in the History of the Grant Mackay Company.

Hanover and Grant Mackay team meet with owner Steve Zimmerman to coordinate demolition activities around wedding schedules and guests in his hotel. Grant Mackay Demolition Company worked diligently on dust control, and protecting Mr. Zimmerman guests from falling debris.

Brokk robotic excavators are robotic remote control excavators. This equipment is radio-controlled, and allows acute management from a safe distance of demolition project sites.

           Brokk Robotic Excavators are Efficient.

Our Brokk robotic excavators are small enough to get into tight areas, all while leaving structural members intact and selectively removing building components such as walls, floor coverings, and ceilings. This technology helps keep workers at a safe distance from potentially dangerous interior spaces. Brokk robotic excavators can simply roam and work in spaces, or be hoisted on a crane to work off a platform. The latter option works especially well for use in chimney and high reach demolition projects.
